As glam and recognizable as Richard Neutra–designed homes can be, this rare residence in Mammoth Lakes, CA, on the market for $789,000 offers two additional perks.
First, the two-bedroom, two-bath home is in an area not known for Neutra designs (most are in Palm Springs, CA, and Los Angeles). Included with the home built in 1963 is an adjacent quarter-acre parcel.
Another rare angle? A renovation taken down to the studs, so spot-on that one of Neutra’s sons (Raymond Richard Neutra) praised the work, says listing agent Kerrick Helton of Coldwell Banker. Born in Austria in 1892, Neutra spent the majority of his career in Southern California, where he established fame for his modernist residential designs. Helton explains Neutra often used “everyday materials for the common man,” and on this design he used locally sourced stones (including obsidian, a black volcanic glass) and wood.
Set on a quarter-acre lot, the home (known as the Von Huene cabin) is only 980 square feet. However, a lot of design is packed into the small space. With walls of windows and beamed, low ceilings, the effect is like a treehouse.
“Neutra’s properties are so tucked back from the street, you would pass by them and not even notice them. You feel seclusion. You feel privacy, like you’re in a treehouse,” says Helton.
In the living room is a wall-mounted, steel-mantel gas fireplace (a similar one is in the master suite) and a built-in for books and collectibles. And in a fun touch, pressing on the bookcase allows access to the master suite.
The kitchen’s open layout—including blond cabinetry and an island with a steel bar—is ripe for entertaining at this contemporary cabin in the woods.
“The floor-to-ceiling windows bring in natural light,” says Helton.
Outdoors, the vibe is also well-suited for entertaining, with a spacious deck jutting out at different lengths, plus a spa just off the deck.
“The seller knew the (Neutra) name. That’s why she was attracted to the property 20 years ago. She’s used this property as her private retreat and put a lot of love into it,” says Helton. Another thumbs-up for the renovation work came from the original owner, who said the restoration was beautiful and retained the character of the original build.
So what’s life like in Mammoth?
“A lot of our clients who come out to Mammoth to ski also have homes in Palm Springs or Los Angeles,” says Helton. “It’s getting a lot of attention since it’s been on market. A lot of potential buyers identify with the Neutra name.”
This particular home is walking distance from Main Street and the Village at Mammoth, both areas with restaurants and other services.
“It also backs up to the Sierra Star Golf Course, and there’s a forest behind the house that gives it even more privacy,” says Helton.
Condos in Mammoth tend to switch owners every four or five years, says Helton, but a single-family home is hard to find.
“We see families hold on to properties for decades, back to the ‘50s and ‘60s, passing down to the family,” he says.
Who is the ideal buyer for this rare residence?
“People are identifying with the privacy and seclusion. It’s very much part of the environment of Mammoth Lakes,” says Helton. “Ninety percent of our buyers come from Los Angeles, San Diego, and Santa Barbara. Most of our single-family homes are used for one week out of the year. The seller of this home has spent months here at a time. It will likely be somebody who will hold on to this property for a long time.”
And this home is truly one of a kind in this remote section of California.
“There are homes in Mammoth that can be anywhere,” he says. “This is a really unique offering in Mammoth.”
