$55M Oceanfront Compound in East Hampton Is Most Expensive New Listing

realtor.com

An oceanfront compound in East Hampton, NY, takes the mantle of most expensive new listing this week on realtor.com®. The $55 million vacation estate includes a main house and guest cottage on 6.7 prime acres.

It was built for James Evans, chairman of the board of Union Pacific, who died in 2015 at the age of 94. The property has remained in the Evans family since its construction in the 1980s.

His heirs don’t live in the area and have decided to let go of the compound. It consists of a main house on 5.4 acres and a separate guest cottage on 1.3 inland acres. The 5,500-square-foot main house and its acreage could be purchased separately for the lower price of $45 million, says listing agent Paul Brennan with Douglas Elliman.

Built in 1989, the five-bedroom, six-bathroom main house designed by architects Zwirko & Ortmann features oversize windows throughout to take full advantage of the natural surroundings.

The layout incorporates indoor and outdoor entertaining spaces, with options to eat and lounge outside, or gather around the formal dining table on cooler nights. There’s also an eat-in kitchen and a living room with floor-to-ceiling windows.

The spacious bedrooms are all en suite. The first-floor master suite features a fireplace and outdoor access.

Along with an oversize terrace looking out to the ocean, the back of the house features a large, heated pool. A private path leads directly to the beach.

The four-bedroom, 2.5-bathroom guest cottage also includes a pool.

While the “pristine” living spaces are both livable and move-in ready, there’s yet another option for a buyer who dreams big. A visionary purchaser could either expand or tear down one or both of the spaces and go even bigger. A 12,500-square-foot main house and a 6,000-square-foot second house on the other lot are both permitted on this desirable slice of property.

Whatever a buyer decides, it’s the location that sets this land apart.

“The amazing thing about the property is the 180-degree view,” says Brennan, “It’s uninterrupted. You see no houses—just all dunes and all ocean. It’s very private.”
