Fresh Off a Starring Role, a Rare New York Eichler Is Up for Sale

East Coast fans of Eichler homes, take note. A rare New York Eichler has come on the market either for rent or to buy. And if a buyer needed any additional encouragement, the home had a recent makeover to accommodate a film director’s vision.

One of only three Eichlers on the East Coast, this midcentury modern abode appears as if it were dropped in Spring Valley, NY, directly from California, where the innovative tract homes were built in the 1950s and 1960s.

As with many Eichler homes, this 1962 home designed by Jones & Emmons architects and built by Joseph Eichler features many trademark elements, including walls of glass, an open-air atrium, and a double A-frame roof. 

This home was on the market in 2016 for $490,000, and picked up by the current owner in 2017 for $475,000. This is a lot less than what a buyer would pay in the San Francisco Bay Area, where these homes fetch in excess of a million dollars.

For example, a recent listing for a $2.65 million Eichler in Palo Alto was snapped up within two weeks. Although Eichlers were originally intended as modest family dwellings, interest in midcentury modern design (and the homes’ relative rarity) has hiked the prices way, way up in California.

But on the East Coast, these homes appeal to a niche audience. 

“It’s a specific type of buyer—someone who wants something different and no one else is going to have it,” says co-listing agent Avigayil Perlman. The home is available to rent for $3,250 a month or to buy for $575,000. Perlman holds the listing along with agent Devorah Sekula.

The owner, whose circumstances have changed due to work, has decided to let it go. But the home needed some work before it could come on the market. And then, Hollywood came calling.

The single-level home was featured in “After Yang,” a sci-fi film starring Colin Farrell, which was shot in the home in June.

But before the cameras rolled, the home received a face-lift: The roof was replaced, and floors were redone with wide-plank wood in a herringbone pattern. The original radiant floor heating was left in place.

A wall came down between the kitchen and dining area, opening up the layout. Other updates included new windows and paint.

After the filming, the owner renovated the kitchen, which now features stainless-steel appliances and quartz countertops. 

This classic Eichler measures 2,060 square feet, including five beds and two baths. Walls of glass look out to the backyard or the atrium.

The open living and dining room features exposed beams and a wood-burning fireplace with a brick surround. The master suite opens to an updated bathroom with dual vanities, and accesses the backyard through a sliding glass door.

This picturesque locale is just 30 minutes from New York City. 

And even if you don’t end up living in this one, you can always enjoy its appearance on the big screen. The movie is slated for release in 2020.
