Hawaiian Harmony! Polynesian Decor in Midcentury Modern Condo Is Tiki-Terrific

Tiki-themed decor is terrific when done right. And when a design-savvy owner marries midcentury modern architecture with Polynesian themes, the result can be transcendent. For proof, see this cool condo listed for $489,000 in Palm Springs, CA.

The unit is currently pending sale and is expected to close for over the asking price.

It’s located in the Royal Hawaiian estates, an island-inspired condo community in the desert designed by architects Donald Wexler and Richard Harrison in 1961. The community of 40 residences is recognized as a historic district by the city.

“America’s fascination with Polynesian culture was fueled in the ’50s and ’60s by movies like ‘South Pacific’ in 1958, veterans returning home from war, and the granting of statehood to Hawaii in 1959,” reads the historic district plaque.

The fascination lives on. The sellers, who purchased the unit in May 2019 for $425,000, tapped Palm Springs designer Carlos Cardoza of H3K Design to give it the aloha spirit.

It was quickly transformed into a tropical paradise. The couple needed only one of the three original bedrooms, which allowed the designer to expand the Polynesian theme throughout the living space. The unit now shows as a two-bedroom, because one of the rooms was turned into a purple Tiki lounge and bar, perfect for serving up mai tais.

The fab furnishings and decor caught the eye of Atomic Ranch magazine, and has also been showcased on H3K Design’s Instagram posts.

“This unit has been done to the nines. From every aspect of it, it’s been done with love and care. It’s really a cool vibe. You constantly feel like you’re on vacation on a daily basis,” says listing agent Frank Bruno.

“Every detail of the unit has been thoughtfully curated,” the listing notes, with details such as grass-cloth wall coverings, electric torches, and Tiki carvings.

The lounge area includes a photorealistic rock wall mural, and Tiki wall prints adorn the living room.

The two-bathroom, 1,280-square-foot unit includes walls of glass with views of the San Jacinto mountains. The back patio features tropical plantings and a dining and sitting area.

An updated kitchen, complete with flamingo tile backsplash, and the modern baths (where flamingos also abound) blend perfectly with the colorful and vibrant style of the unit.  

Perfectly tailored to the space, all the furnishings will be staying with the apartment. The buyers struck a deal to also purchase everything inside the unit.

As for the sellers, Bruno says, “They love it, but had another situation where they needed to sell.”

The Polynesian theme runs throughout the condo complex, which includes 12 buildings with 40 units on 5 acres. Residents have access to two pools and two hot tubs. Each unit comes with a large patio and mountain views.

Although this would make an amazing rental on Airbnb, only long-term rentals are allowed, with a minimum stay of 60 days, encouraging seasonal guests, rather than short-term visits. 

Bruno says that only one or two of these apartments come up for sale a year. So if you’re a fan of the aloha spirit and decor, keep your eye out for one coming to market soon.
