So what’s life like in Pioneertown, with a population of 420?

“It’s a boho-chic destination for millennials, and everyone else,” says Goff. “It’s peaceful, but it can also be a place for energy.”

San Diego and Los Angeles are about a 2.5-hour drive away. Coachella is just under an hour, and Palm Springs is 30 miles south of Pioneertown.

Goff thinks a buyer might use the property to host wellness, yoga, or writing retreats—or even destination weddings. Airstream trailers parked on the property plus two glamping tents (included with the sale) have access to a shared bathhouse and an outdoor kitchen. A Quonset hut serves as an art studio. There’s also a stage ripe for live music.

“Yoga retreats are really big in Joshua Tree,” says Goff. “Weddings in Joshua Tree are huge.”

This compound, which already hosts weddings, could also serve as an inn or bed-and-breakfast.

There’s currently a huge demand for boutique lodging in or near Pioneertown, Goff adds, for “people that have a sophisticated palate that don’t want a pedestrian hotel room. They want a place that’s authentic and stylish. There’s also a lack of lodging in the Joshua Tree area in terms of branded names we all recognize.”

Visitors to the area come from nearby Los Angeles and also the Pacific Northwest and New York City, he adds.
