Floating 1,100 feet in the air and accompanied by an eye-watering price tag of $90 million, this week’s most expensive new listing is a full-floor, New York City penthouse on the 82nd floor.

Located in the 96-story tower at 432 Park, this sky-high unit offers panoramic views of New York City and the surrounding area. Completed in 2015, the building was designed by Rafael Viñoly and overlooks Central Park.

The mystery owner is hidden behind an opaque corporate entity known as Blessings Investments LLC.

The LLC snapped up two condos for $62 million in 2016, as Mansion Global reported at the time. And as many New Yorkers do, the owner proceeded to combine the two apartments into a larger space. In this case, way, way larger.

Spanning 8,000 square feet, the layout was “reimagined” by a London design firm, and the two units were merged into one giant one. The floor plan now includes five bedrooms with two master bathrooms, four en suite guest bathrooms, two powder rooms, two offices, two dressing rooms, and a media room.

The massive,1,100-square-foot great room features walls of windows, and 12-foot ceilings along the southwest corner of the floor. Along with a formal dining room, the space features an eat-in, gourmet chef’s kitchen, which is positioned to take in the views.

The sprawling spread includes such details as white oak flooring, stonework, window seating, custom wall treatments, and millwork. The 82nd floor has been completely tricked out with centrally controlled, state-of-the-art media, climate, and security systems.

For a buyer who travels with an entourage, the listing also comes with an offer to buy two staff apartments on the 29th floor.

When public spaces reopen, a new owner can enjoy a building filled with 30,000 square feet of amenities, including a private restaurant, terrace for dining and events, 75-foot indoor pool, fitness center, and a screening room. Other perks include in-room dining and room service, concierge, 24-hour door attendants, an on-site parking garage, and a valet.

The building caught the eye of power couple Jennifer Lopez and her husband, the New York Yankees legend Alex Rodriguez, who grabbed headlines when they jointly paid $15.3 million for a deluxe unit in 2018. The couple turned around and listed the apartment for $17.5 million the following year.

Ryan Stenta, Fredrik Eklund, and John Gomes all with Douglas Elliman, hold the listing.
