Three years after buying their dream waterfront home in Hillsboro Beach, FL, former Patrón Spirits CEO Ed Brown and his wife, Ashley, are moving on.

On the market for $23 million, the 13,000-square-foot home along tony Hillsboro Mile—45 miles north of downtown Miami and 8 miles south of Boca Raton—just might be the ideal quarantine pad, according to listing agent Jack Elkins.

That’s because the sale price includes all furnishings as well as objects in the home, including bed linens, bath towels, a stocked bar, and exercise equipment.

“Everything except for their personal photos, two chairs, and Patrón artwork” is included in the purchase price, says the agent. This makes sense because “every single thing you see in the pictures was made for the house.”

The Browns purchased the six-bedroom, 7.5-bath spec home in 2017 for $20 million. They put in $2.5 million more to customize the home, Elkins says.

“It went from a spec home to a fully custom house,” he continues. “They made it much more private. You literally would drive by the house and not know it. They really loved the house.”

The custom additions included a new seawall, smart-home features, hurricane windows, and flooring and carpeting.

Luxury is apparent in the master suite, with dual baths and dual walk-in closets. There’s also a full beauty salon.

“The theme of the house was all ocean colors,” says Elkins. This included petrified woods, sand and coral hues, and soft driftwood pieces throughout. The Browns collaborated with Marc-Michaels Interior Design to achieve the look.

The loggia can be closed off to create a private cabana. Even the upstairs gym evokes the beach surroundings—and comes equipped with a treadmill, elliptical, and Peloton machines—with sliding doors and water views.

Also on the waterfront property: an outdoor pool (with an adjacent shower), private walkway to the beach, and hardwood deck. The property comes with parking space for four cars.

“It’s like a resort,” says Elkins. “Everyone I’m dealing with now [is saying], ‘If we’re going to be stuck somewhere during quarantine, we want to be stuck in Florida.’”

Florida’s lack of state income taxes could mean more vacation-home owners—particularly from California and the New York area—are converting their Sunshine State homes to primary residences, notes Elkins.

What draws people to this area, especially now that it’s attracting more full-time residents? “It’s pretty much ‘Boca East,’” says Elkins. “You have the best of both worlds: the beach and the boats. It’s also a great area for schools.”

The ability to keep a yacht or boat out back is something the Browns enjoyed and the next owners can, too.

“The majority of people (who are possible buyers) are leaving Miami because it’s too busy or they’re in the tri-state area,” says Elkins.

Brown is now executive director of the health and wellness cannabis company Surterra and a professional race-car driver. In late 2018, he departed Patrón Spirits after 20 years.
