It turns out Ivanka Trump and Jared Kushner aren’t the only ones moving to the ultraexclusive “Billionaires Bunker” near Miami. According to Page Six, Tom Brady and Gisele Bündchen are the latest couple to have purchased a slice of Indian Creek Island, for a cool $17 million.
The property, at 26 Indian Creek Island, currently has a 5,000-square-foot mansion with five bedrooms and five baths. But since the plan is to raze the dwelling, the real attraction is the land itself—a small yet coveted piece of paradise with just a few dozen homes protected by its own police force on both land and sea.
And the power couple are part of a growing trend in the area, joining Kushner and Trump, who reportedly bought lot No. 4 on the isle, as well as other like-minded celebs and bold-faced business names like model Adriana Lima and billionaire Carl Icahn.
Before signing on the dotted line for this swanky property, the Buccaneers quarterback and his gorgeous spouse had been renting in Davis Islands in Tampa from their pal Derek Jeter. (Yeah, sporty dudes stick together.) So snapping up another home surrounded by water may have been part of the draw here, since fewer access points can make security for the high-profile pair and their two young kids easier to arrange.
Heading south is also trending in 2020, because of COVID-19.
“There’s a small movement to migrate back to Southern hubs like Miami and Atlanta this year, which could be because of the eased restrictions and perceived freedom or just the continuation of folks looking to acquire more space and distance from others,” says Cedric Stewart, a real estate agent with Keller Williams Capital Properties in Washington, DC.
Why Brady and Bündchen are ‘going green’
According to reports, the couple will do away with the house that’s on the lot now and put up an environmentally responsible mansion instead, with every ecologically sound detail accounted for, including doorknobs.
But we have to ask: What the heck is a green doorknob anyway?
“The closest I’ve ever encountered are some bamboo-style ones that were just as expensive as their metal counterparts,” says Tyler Drew, CEO of Anubis Properties in Los Angeles. A few other “green” choices include reusing lumber and avoiding construction materials that give off carbon dioxide when they’re made, such as concrete.
“They could use anything from haybale to sawdust brick to pure sun-fire brick masonry, though there are some drawbacks when compared with conventional building materials,” says Drew. “And add to this renewable heating and cooling for the home, and you’re talking about spending more than twice to even 10 times what normal building would cost.”
Still, going green is attractive if you’re planning a forever home.
“Reclaimed, sustainable, eco-conscious building products aren’t as popular as they tend to carry higher upfront costs, but you can’t put a price on protecting the earth,” says Stewart.
Why Brady and Bündchen are moving to Florida
“A permanent move to Florida is purely a tax-avoidance issue,” says Drew. The Sunshine State has zero personal income tax along with a relatively low state income tax of 4.445%.
The bottom line: Brady can pocket the vast majority he takes in from his day job as the Bucs’ star QB.
“Massachusetts has a 5% income tax rate and a 6% sales tax rate,” Drew says for comparison. “Plus the fact that Miami has suitable homes in the eight-digit range is just a happy coincidence.”
What other homes do Brady and Bündchen own?
Of course, this swanky property isn’t the only one in their portfolio. They also own a Massachusetts mansion on 5 acres in Brookline, just outside of Boston, which was their home base for years while Brady played for the New England Patriots.
Meanwhile, their New York City pad in posh Tribeca is on the market for $40 million, and the duo also sold their compound in Brentwood, one of the toniest sections of Los Angeles, for the same whopping price in 2014.
